Southeast Finance Center is a two-hectare development in Miami, Florida, USA. It consists of 765 feet (233 m) office skyscrapers and a 15 storey parking garage. Formerly known as the Southeast Finance Center (1984-1992), First Union Financial Center (1992-2003), and Wachovia Financial Center (2003- 2011). In 2011, he took back the old name of Southeast Financial Center when Wachovia became Wells Fargo and moved to his new headquarters, the nearest Wells Fargo Center.

When it ended in August 1983, it was the tallest building in southern New York City and east of the Mississippi River, taking the same title from the Westin Peachtree Plaza Hotel, in Atlanta, Georgia. It remained the tallest building in the southeast US until 1987, when it was surpassed by One Atlantic Center in Atlanta and the highest in Florida until October 1, 2003, when it was exceeded by the Four Seasons Hotel and Tower, also in Miami. It remains the highest office tower in Florida and the third tallest building in Miami.

Structure

The Southeast Finance Center was built in three years with more than 500 construction workers. Approximately 6,650 tons of structural steel, 80,000 cubic meters of concrete and 7000 cubic tons of reinforcing steel rod go into construction. The complex stands on a series of reinforced concrete beams tied to 150 concrete caisson ten feet in diameter and 80 feet deep. Steel room frame canopy with glass skylights covering the outdoor plaza between towers and low-rise buildings.

The tower has a composite structure. Exterior columns and beams are concrete-wrapped steel sheets surrounded by reinforcing bars. The composite exterior frame is formed using hydraulic steel shapes, or "flying shapes", mounted in place with a "kangaroo" crane, located at the core and clamped manually into place. The wide flanged beam is topped by a metal deck and concrete forms an interior floor framing. The core is a reinforced steel frame, designed to withstand lateral wind loads. A typical one-floor development is completed every five days.

Banking buildings and low-rise parking buildings are structures that are concretely framed. Each floor consists of almost one acre of concrete that is constantly poured. When the concrete has hardened enough, compressed air is used to detonate fiberglass shapes from underneath the finished floor. It was then rolled to the exterior where he was lifted by a crane to a position for the next floor.

The building is recognized as the first and only office building in Miami that is certified for the LEED Gold award in January 2010.

History

The center was developed by a partnership comprising Gerald D. Hines Interests, Southeastern Bank and Corporate Property Investor for $ 180 million. Originally built as a base for the Southeast Bank, which originally occupy 50 percent of the complex space. It remained the headquarters of the Southeast Bank there until it was liquidated in 1991.

Southeast Finance Center consists of two buildings: 55-storey office tower and 15-story parking pavilion. The tower has 53 floors of office space. The first floor is dedicated to retail, the second floor is the lobby and the 55th floor is home to the luxurious Miami City Club. The parking pavilion has 12 floors of parking for 1,150 cars. The first floor is dedicated to retail, the second floor is the banking hall and the 15th floor has the Downtown Athletic Club. A landscaped plaza is located between the office tower and the parking lot pavilion. A closed road connects the second story of the tower with the second story of the pavilion. This page is protected some of the elements by a steel and glass canopy frame that extends across the plaza and is attached to towers and pavilions. The Southeast Bank executive office is located on the 38th floor. Ground was damaged in the compound on 12 December 1981 and the official dedication and opening for the complex was held on 23 October 1984.

The Center for Southeast Finance was designed by Edward Charles Bassett of Skidmore, Owings and Merrill. Associate Architects are Spillis Candela & amp; Partners. It has 1,145,311Ã, ftÃ,² (106,000 mÃ,²) of office space. The typical floor has about 22,000Ã,²Ã,² (2,043,87 mÃ,²) of office space. Each floor has floor to ceiling windows as high as 9 m x 9 ft (2.7 mx 2.7 m). (All building windows are colored except upstairs, producing a very bright and clear view from there.) The total complex has more than 2.2 million ft² (204,000 mÃ,²). The typical setback begins on the 43rd floor. Each typical floor plate has 9 corner offices and the top twelve floors have as many as 16. There are 43 lifts in the office tower. Emergency control stations provide computerized monitoring for the entire complex, and four generators for backup power.

Southeast Finance Center can be seen as far as Ft. Lauderdale and half way to Bimini. The night space shuttle was launched from Cape Canaveral 200 miles to the north which is clearly visible from the higher floors. The roof of the building is featured in the Wesley Snipes Drop Zone, where an eccentric base jumper named Swoop parachute descends to the streets of a suspended window-cleaning trolley. The building also appeared on several episodes of the 1980's Miami Vice TV show and at the end of each episode credit opening.

Founder Zara Amancio Ortega bought the building from J.P. Morgan Asset Management in December 2016. The purchase price reported more than $ 500 million, making it one of the largest real estate deals in South Florida's history.
